How roofing jobs are billed

A reroof is usually billed in two parts: a deposit at signing so you can order shingles and book the dumpster, and the balance when the roof is on and the site is clean. Repairs and leak calls are a single invoice due on completion.

The line that changes between the estimate and the invoice is decking. If tear-off found more rotten sheathing than the allowance, bill the extra square feet as their own line at the overage price from the estimate, so the homeowner can match it to what they signed. Keep the workmanship warranty on the final invoice.

Homeowners paying through an insurance claim or financing usually need an itemized final invoice. Keep the lines in the same order and units as the estimate, list the square feet installed, and note the shingle line and color used, so the client can pass the invoice on without asking you to rewrite it.

02Can I bill a deposit with this template?
Yes. Bill the deposit as its own invoice, then record it under Amount paid on the final invoice. In the Excel version, the balance due subtracts it for you.
03Can clients pay the invoice online?

04Why is the template in square feet instead of squares?
One square is 100 square feet, and square feet let you price partial squares and small repairs on the same lines. Multiply your squares by 100, or change the unit in the description if your clients expect squares.
05How do I handle rotten decking on an estimate?
Put sheathing replacement in as an allowance and state the price per square foot beyond it. The template has both the line and the term, so the homeowner signs knowing how much the price can change.
06Should gutters go on a roofing estimate?
Only if you’re doing them. Gutters are priced by the linear foot with downspouts counted, so add them as their own lines or send a separate estimate.
