How deck and fence jobs are billed

Deck and fence jobs usually take a deposit at signing to order lumber or composite, and the balance on completion. On larger decks, a progress payment after the footings and framing pass inspection is common.

If the fence line changed, a gate was added or a footing hit rock and needed more digging, show it as its own line so the invoice matches what was approved.

For a deck, note the inspections it passed, such as footings, framing and final, where your area requires them. For a fence, list the linear feet installed, the height and the number of gates, so the client can match the invoice to the fence they walk along. If sealing or staining wasn’t included, say when new wood is ready for it.

Deck and fence invoice template FAQ

01Is this deck and fence invoice template free?
Yes. Download the PDF, Word or Excel file and use it for as many jobs as you like. There’s no sign-up.
02Can I bill a deposit with this template?
Yes. Bill the deposit as its own invoice, then record it under Amount paid on the final invoice. In the Excel version, the balance due subtracts it for you.
03Can clients pay the invoice online?
Not from the template: it’s a file you send. In BuildWell, every invoice goes out as a link your client can pay by card or US bank transfer through Stripe once you connect it, with no BuildWell fee on top, or with the Zelle, Venmo or check details you list.
04Should I price a deck per square foot or by the part?
Clients think in square feet, but build the price from the parts: footings, framing, decking, railing and stairs. A deck with a lot of railing and stairs costs more per square foot than a simple platform.
05How do I price a fence with gates?
Price the fence line per linear foot, then add each gate as its own line. Gates take extra posts, hardware and fitting time.
06Who’s responsible for the property line?
Put it in your terms that the client confirms it, as this template does. If the line is in question, a survey settles it before you set posts.
