How to fill it in

How deck and fence jobs are quoted

A deck replacement or a fence along a known line is a good fit for a fixed quote. You can count the footings, posts and gates, measure the deck and the railing, and walk the fence line before you put a number on it. A ground-level platform or a straight run of privacy fence with one gate has few unknowns, and the client gets a single price to say yes to.

The risk is in the ground and at the house. Every footing and post is a hole that may hit rock, roots or an old footing, so the quote should say how many you priced and what soil it assumes. On an attached deck, the ledger line assumes a sound rim joist you can flash against. Rot found when the old deck or ledger comes off is a change, so quote the tear-out as its own line and say what happens if the framing behind it is soft.

Keep the valid period short and order material once the deposit clears, since lumber and composite prices can shift. Name the decking and railing in the quote so the price matches a specific deck, not a photo. If staining or sealing isn’t included, say so, and where a permit applies, say whether the fee and the time for inspections are inside the price.

04Can I quote a fixed price on a deck before the old one comes off?
Yes, as long as the quote says what it assumes about the framing and ledger you can’t see yet. Price the tear-out on its own line and keep the term that makes rot behind the old ledger a change. Inspect what you can from underneath before you commit.
05How many footings should a deck quote list?
List the number you priced. Footing count comes from the deck size, beam layout and the rules where you work, so check your local requirements. Writing the count into the quote shows the client what’s holding the deck up and gives you a clear basis for pricing extra footings.
06Should a fence quote include the gate hardware?
Say which way it goes. If the gate line includes hinges, a latch and a drop rod, name them so the client knows what they’re getting. If the client wants a specific lock or self-closing hardware, quote it as its own line or note that they’ll supply it.
