How to fill it in

Your roofing quote in four steps

    Put in your business name, phone, email and license number once, and save the file as your master copy.

    Measure the job

    Measure the roof surface in square feet (a square is 100 sq ft), allowing for pitch and waste, then measure eaves, rakes, ridges and valleys in linear feet and count pipes, vents and chimneys.

    Fix a price for each line

    Enter a quantity and a fixed price on each line the job needs, in square feet, linear feet and each. Delete the lines you don’t need, and write what the price assumes in the terms.

    Send it for acceptance

    Fill in the blanks in the terms, save it as a PDF and send it. The client signs the acceptance line, and the price holds for the work listed.

How roofing jobs are quoted

A roofing quote suits a full reroof on a roof you’ve been up on and measured: one layer to tear off, a known pitch, the pipe boots and the chimney counted. The homeowner wants one number to hold up against the other bids, and a quote gives them that. A leak you haven’t traced yet is better sent as an estimate or a diagnostic visit.

The risk on a fixed roofing price is under the shingles. You can’t see the decking until tear-off day, and a second layer hidden under the first means more labor and more debris. Write both into the quote as assumptions: the number of layers the price covers, and the square feet of sheathing replacement included, with a price beyond it. The chimney is the other weak spot. If the reflash turns up a cracked crown or loose brick, that’s masonry, and the quote should say it’s excluded.

Hold a roofing quote for a short window. Material costs and your schedule both move, and a price signed in spring for a roof done in autumn may not hold. Name the exclusions in plain words, such as gutters, skylights, attic insulation and ceiling repairs inside, so the homeowner knows what a new roof doesn’t cover.

Yes, as long as the quote says what it assumes. State the number of layers coming off and the square feet of decking replacement included, and give the price per square foot beyond it. The homeowner then knows the one way the price can change before they sign.
05How long should a roofing quote be valid?
Long enough for the homeowner to compare bids, short enough that shingle prices and your schedule haven’t moved. The template uses 30 days, and you can shorten it in the terms. If they sign after it lapses, check your supplier’s current prices before you confirm a date.
06Should a roofing quote include the chimney?
Include the reflashing as its own line if you’re doing it. Say that masonry work such as the crown, mortar joints or loose brick is excluded unless listed, since new flashing on a failing chimney won’t keep it dry for long.
