How bathroom remodeling jobs are quoted

A fixed quote fits a bathroom where the layout stays put: the toilet, vanity and shower go back where they were, and you’ve looked under the sink and in the attic above the fan. Moving a drain or turning a tub into a walk-in shower opens more unknowns. Those jobs may be better sent as an estimate first, then quoted once demolition shows what’s there.

The price stands on choices the client may not have made yet. Tile, the vanity and the toilet can swing the job, so quote them as allowances with a blank for the amount per square foot or per item, and say a different pick changes the price by the difference. Your labor lines stay fixed. Waterproofing and the cement board behind it should never be allowances; they are what you’re standing behind.

Demolition is where a bathroom quote gets tested. Soft subfloor at the toilet, rot under the old tub and mold behind the tile are all things you may find, so the quote should name them as excluded and priced before work continues. Hold the quote for a set time, and check the lead time on the tile before you promise a start date.

04Can I give a fixed price on a bathroom before demolition?
Yes, if the quote says what it assumes about what’s behind the walls and under the floor. Name rot, mold and damaged subfloor as excluded and priced before work continues. If the layout is changing, consider quoting demolition first and the rest once the room is open.
05How do I write a tile allowance into a bathroom quote?
Put the allowance in the terms as an amount per square foot, using the tile areas from your lines. If the client picks something above or below it, the difference is added or credited. Keep the setting labor fixed unless the new tile is a size or pattern that takes longer to lay.
06Should the glass shower door be on the bathroom quote?
Only as a line you can stand behind. Glass is usually measured after the tile is finished, so it’s often quoted as an allowance or left for the glass installer to quote on their own. Say which in the terms so the client isn’t expecting it in your price.
