How to fill it in

Your bathroom remodeling estimate in four steps

How bathroom remodeling jobs are priced

A bathroom remodel is several trades in one small room, and that’s how it should be priced. Demolition is one price for the room. Plumbing and electrical are priced per fixture and per device: the shower valve, the toilet, the fan, each receptacle. Drywall, backer board, waterproofing and tile are priced by the square foot, with floor and wall tile split because wall tile goes slower.

Splitting the job by trade does two things. It shows the homeowner where the money goes, so they can change one choice, a bigger vanity or tile to the ceiling, without you redoing the estimate. And it follows the order the job is built and billed in: demolition and rough-in, then board and waterproofing, then tile, then fixtures and trim.

Fixtures and finish tile are often chosen and bought by the client. If they are, keep the installation line, leave the material off and say so in the terms. Anything behind the walls you can’t see yet, such as rotted subfloor or old galvanized pipe, belongs in the terms as a change priced before work continues.

04Should tile labor and tile material be separate lines?
Many remodelers combine them per square foot; others split them so a client who buys their own tile only pays for setting it. The template’s tile lines are labor per square foot, so add the tile itself as a separate line if you’re supplying it.
05How do I show the shower separately from the rest of the room?
Keep the shower lines together: valve rough-in, cement board, waterproofing and wall tile. The client can see what the shower costs on its own, and you can reprice it if they change the tile height or add a niche.
06What payment schedule should a bathroom remodel use?
A common pattern is a deposit at signing, payments at milestones such as rough-in and tile, and the balance at completion. Some states limit how large a deposit a home improvement contract can ask for, so check yours before you set the first payment.
