What’s on a drywall estimate
Every line is one part of the drywall job, priced on its own so the client can see what each part of the job costs.
| Line item | Unit | Why it’s its own line |
|---|---|---|
| Dust containment and floor protection setup | each | Drywall dust travels. Containment is set-up time on every job, priced once. |
| Existing drywall demolition | per sq ft | Tear-out is priced by area and includes bagging and hauling the debris. |
| R-13 fiberglass batt insulation in wall cavities | per sq ft | With the walls open, insulation is priced by area and easy to add or drop. |
| Hang 1/2 in drywall on walls | per sq ft | Hanging is priced by the square foot of board, separately from finishing. |
| Hang 1/2 in drywall on ceilings | per sq ft | Ceilings are overhead and slower than walls, so they carry their own rate. |
| Hang moisture-resistant drywall in wet areas | per sq ft | Wet-area board costs more than standard board and goes only where it’s needed. |
| Install metal corner bead | per linear ft | Outside corners are linear work, priced by the foot. |
| Level 4 three-coat joint finishing | per sq ft | Finishing is its own step with its own rate, and the finish level sets the price. |
| Level 5 skim coat finish | per sq ft | A level 5 finish is an upgrade for walls under strong light or glossy paint. Its own line lets the client choose it. |
| Spray knockdown texture on walls and ceilings | per sq ft | Texture is an add-on per square foot that some clients want and others don’t. |
| Prime new drywall surfaces | per sq ft | Primer may be yours or the painter’s. A line makes clear who’s doing it. |

How drywall jobs are priced
Drywall is priced by the square foot of board, and most crews split it into hanging and finishing because they’re different steps, sometimes different crews, at different rates. Ceilings cost more than walls because they’re overhead, and type X, moisture-resistant board and cement board all cost more than standard half-inch.
The finish level is the biggest choice on the estimate. Level 4 is the usual finish for painted walls; level 5 adds a skim coat over the whole surface for walls under strong light or glossy paint. Writing the level on the estimate prevents the most common drywall dispute: how smooth the wall should be.
Corner bead is measured in linear feet, patches are priced each, and texture is an add-on per square foot. Many drywall contractors also set a minimum charge for small repairs, since a single patch still takes several visits for coats and drying. Put that minimum in the terms.
