How to fill it in

Your roofing estimate in four steps

    Put in your business name, phone, email and license number once, and save the file as your master copy.

    Measure the job

    Measure the roof surface in square feet (a square is 100 sq ft), allowing for pitch and waste, then measure eaves, rakes, ridges and valleys in linear feet and count pipes, vents and chimneys.

    Price each line

    Enter a quantity and your unit price on each line the job needs, in square feet, linear feet and each. Delete the lines you don’t need and add any that are missing.

    Send it for a signature

    Read the terms, fill in the blanks, save it as a PDF and send it. The client signs the acceptance line before you start.

How roofing jobs are priced

Roofers price by the square: 100 square feet of roof surface. The surface comes from the roof’s footprint adjusted for pitch, since a steeper roof has more area than the house under it, plus a waste allowance for cuts at hips and valleys. Tear-off, underlayment and shingles all follow that area, so the template lists them per square foot; multiply your squares by 100 to fill them in.

Everything along an edge is linear: drip edge, ice and water shield at the eaves, ridge cap and ridge vent. Everything that’s counted is priced each: pipe boots, vents, chimneys and skylights. Splitting the roof this way lets a homeowner compare bids line by line instead of total against total.

The one line you can’t measure from the ground is decking. Price sheathing replacement as an allowance, a number of square feet included, with a price per square foot beyond it, and put both in the terms before tear-off day.

02Why are the prices blank?
Prices for roofing work depend on your area, your suppliers and your crew, so the template lists the work and its unit and leaves the quantities and prices to you. In the Excel version, each line, the subtotal, the tax and the total calculate themselves once you fill them in.

04Why is the template in square feet instead of squares?
One square is 100 square feet, and square feet let you price partial squares and small repairs on the same lines. Multiply your squares by 100, or change the unit in the description if your clients expect squares.
05How do I handle rotten decking on an estimate?
Put sheathing replacement in as an allowance and state the price per square foot beyond it. The template has both the line and the term, so the homeowner signs knowing how much the price can change.
06Should gutters go on a roofing estimate?
Only if you’re doing them. Gutters are priced by the linear foot with downspouts counted, so add them as their own lines or send a separate estimate.
