The flooring estimate template, with its line items listed

What’s on a flooring estimate

Every line is one part of the flooring job, priced on its own so the client can see what each part of the job costs.

Line itemUnitWhy it’s its own line
Carpet and pad tear-out and haul-offper sq ftRemoval is priced by what’s coming up, not by what’s going down.
Ceramic tile floor demolition to subfloorper sq ftBreaking out tile takes far longer than pulling carpet, so it has its own rate.
Subfloor squeak repair and screw-downper sq ftSubfloor fixes happen before the new floor goes down and vary by house.
Self-leveling underlayment pourper sq ftLong planks and large tile need a flat floor. Leveling stays optional until you’ve checked it.
Luxury vinyl plank floating floor installationper sq ftEach flooring type goes down at a different pace, so each has its own per-square-foot line.
Engineered hardwood glue-down installationper sq ftGlue-down wood is slower than a floating floor and priced that way.
Porcelain floor tile installation in thinsetper sq ftTile is the slowest floor to set, and it’s priced by area like the rest.
Baseboard removal and reinstallationper linear ftBase comes off before the floor goes in and goes back after, measured around the room.
Shoe molding installation and caulkper linear ftShoe molding covers the expansion gap at the walls and is priced by the foot.
Floor transition strip installation at doorwayper linear ftEvery doorway where floors meet needs a transition. Listing them avoids a missing detail.
Floor protection, final cleanup and debris removalper sq ftProtection and cleanup are priced by area and show the job is left clean.

How flooring jobs are priced

Flooring is priced by the square foot, and nearly every flooring estimate has three parts: getting the old floor out, getting the subfloor ready, and putting the new floor down. Each has its own rate, and each depends on the material. Pulling carpet is quick and breaking out tile is not; a floating vinyl plank floor goes down faster than glued engineered wood or tile set in thinset.

Measure the room, then add a waste factor for cuts: more for diagonal or herringbone layouts and large tile than for straight plank. Prep is where flooring jobs go over. A floor that isn’t flat enough for long planks or large tile needs leveling, and you won’t know until the old floor is up, so keep leveling and subfloor repair on their own per-square-foot lines that can change without redoing the estimate.

The perimeter is linear: baseboard removal and reinstallation, shoe molding, and a transition at each doorway. The other common question is furniture and appliances; say in the terms whether moving them is included.

Flooring estimate template FAQ

01Is this flooring estimate template free?
Yes. Download the PDF, Word or Excel file and use it for as many jobs as you like. There’s no sign-up.
02Why are the prices blank?
Prices for flooring work depend on your area, your suppliers and your crew, so the template lists the work and its unit and leaves the quantities and prices to you. In the Excel version, each line, the subtotal, the tax and the total calculate themselves once you fill them in.
03Can BuildWell price the estimate for me?
Yes, with a subscription. Describe the job by voice, text or photos and BuildWell lists the line items, prices materials at stores near the job (checked within 30 days) and labor at your metro’s median wage for each trade, plus your overhead and markup. It costs $7.99 a week or $79.99 a year after a 3-day free trial.
04How much waste should I add?
It depends on the material and the layout. Straight plank in simple rooms needs less than diagonal or herringbone layouts or large-format tile. Use your own numbers from past jobs and write the percentage in the terms, as the template does.
05Should removal be its own line?
Yes. Removal depends on what’s coming up, not on what’s going down, and some clients pull the old carpet themselves to save money.
06What if I find problems under the old floor?
Price leveling and subfloor repair per square foot on their own lines, and say in the terms that anything beyond them is priced as a change once the old floor is up.
