How to fill it in

Your deck and fence estimate in four steps

    Measure the deck surface in square feet, and fences, railings and the ledger in linear feet. Count footings, posts, gates and stairs.

    Price each line

    Enter a quantity and your unit price on each line the job needs, in square feet, linear feet and each. Delete the lines you don’t need and add any that are missing.

How deck and fence jobs are priced

Decks are quoted by the square foot of deck, but the footings, framing and railing drive the number as much as the boards do. Footings are counted, framing is priced per square foot at a set joist spacing, and decking is per square foot at very different prices for pressure-treated wood and composite. Railing and the ledger are linear, and stairs are priced by the flight.

Fences are priced by the linear foot of fence line, with posts and gates counted separately. Height, post spacing and the material between posts set the price per foot, and the ground matters: rocky soil and slopes take longer to set posts in.

Both trades dig, so put in the terms that the client confirms the property line, that utilities are marked before digging, and whether permits are included. A deck attached to the house usually needs a permit and an inspection of its footings and ledger.

02Why are the prices blank?
Prices for deck and fence work depend on your area, your suppliers and your crew, so the template lists the work and its unit and leaves the quantities and prices to you. In the Excel version, each line, the subtotal, the tax and the total calculate themselves once you fill them in.

Clients think in square feet, but build the price from the parts: footings, framing, decking, railing and stairs. A deck with a lot of railing and stairs costs more per square foot than a simple platform.
05How do I price a fence with gates?
Price the fence line per linear foot, then add each gate as its own line. Gates take extra posts, hardware and fitting time.
06Who’s responsible for the property line?
Put it in your terms that the client confirms it, as this template does. If the line is in question, a survey settles it before you set posts.
