How siding jobs are priced

Siding is priced by the square foot of wall, or by the square of 100 square feet, the same as roofing. Measure each wall, subtract large openings such as garage doors, and add waste for cuts around windows and gables. The material sets most of the price: vinyl goes up fastest, fiber cement is heavier and slower to cut and fasten, and wood shingles are slower still.

Everything that isn’t a panel is linear: starter strip, outside and inside corners, J-channel around openings, fascia and trim boards. On a house with many windows and corners, that trim adds up to a large share of the job, which is why it gets its own lines instead of hiding in the per-square-foot price.

Tear-off shows you the wall underneath. Price sheathing repair as an allowance per square foot, and list the house wrap and the flashing at openings so the client sees the weather barrier, not just the finish.

Siding estimate template FAQ

01Is this siding estimate template free?
Yes. Download the PDF, Word or Excel file and use it for as many jobs as you like. There’s no sign-up.
02Why are the prices blank?
Prices for siding work depend on your area, your suppliers and your crew, so the template lists the work and its unit and leaves the quantities and prices to you. In the Excel version, each line, the subtotal, the tax and the total calculate themselves once you fill them in.
03Can BuildWell price the estimate for me?
Yes, with a subscription. Describe the job by voice, text or photos and BuildWell lists the line items, prices materials at stores near the job (checked within 30 days) and labor at your metro’s median wage for each trade, plus your overhead and markup. It costs $7.99 a week or $79.99 a year after a 3-day free trial.
04Should siding be quoted per square or per square foot?
Either. A square is 100 square feet, and the template uses square feet so you can price partial walls. Multiply squares by 100 to fill it in.
05Why is trim a separate line from the siding?
Trim, corners and J-channel are measured in linear feet and depend on how many windows, doors and corners the house has. Two houses with the same wall area can need very different amounts.
06How do I price rotten sheathing I can’t see yet?
As an allowance: a set number of square feet included and a price per square foot beyond it, both in the terms. The template has a term for each.
