What’s on a bathroom remodeling invoice

Every line is one part of the bathroom remodeling job, priced on its own so the client can see what each part of the job costs.

Line itemUnitWhy it’s its own line
Bathroom gut demolition of fixtures and finisheseachDemolition is one fixed piece of the job whatever finishes go back, so it’s priced once.
Dust containment and floor protection setupeachProtecting the rest of an occupied home is real labor, and clients want to see it.
Rough-in shower valve and water supplyeachPlumbing rough-in happens before the walls close and may be inspected, so it’s its own stage.
Install exhaust fan and duct to exterioreachDucting the fan outside, not into the attic, is the kind of detail a client should see priced.
Hang moisture-resistant drywallper sq ftWet-area board is a different material and price from standard drywall, priced by area.
Install cement board on shower wallsper sq ftTile backer goes only where tile goes, so it’s measured separately from drywall.
Apply liquid waterproofing membraneper sq ftWaterproofing is hidden once the tile is up. A line shows the shower was built to keep water out.
Set porcelain floor tileper sq ftFloor and wall tile go at different speeds, so each has its own per-square-foot line.
Set ceramic wall tileper sq ftWall tile is slower than floor tile and covers a different area.
Install vanity cabineteachThe vanity is often the client’s pick. Its own line makes a swap easy to reprice.
Set toileteachFixture setting is priced per fixture, whoever supplies the toilet.

How bathroom remodeling jobs are billed

Bathroom remodels run for weeks, so they’re billed in stages rather than at the end: a deposit at signing, a progress payment when rough-in and inspection are done, another when tile is finished, and the balance after the final walkthrough. Tie each payment to a milestone the homeowner can see.

Each invoice should show what’s billed now, what’s been paid and what’s left. Changes the client approved during the job, such as a niche, a heated floor or a different vanity, go on as their own lines so they match the signed change orders.

Before the final invoice, walk the room with the client and finish the punch list: caulk lines, grout haze and fixture adjustments. The last payment is less likely to be held back over small items. Where a permit was pulled, the final payment usually follows the final inspection, so note the inspection on the invoice.

Bathroom remodeling invoice template FAQ

01Is this bathroom remodeling invoice template free?
Yes. Download the PDF, Word or Excel file and use it for as many jobs as you like. There’s no sign-up.
02Can I bill a deposit with this template?
Yes. Bill the deposit as its own invoice, then record it under Amount paid on the final invoice. In the Excel version, the balance due subtracts it for you.
03Can clients pay the invoice online?
Not from the template: it’s a file you send. In BuildWell, every invoice goes out as a link your client can pay by card or US bank transfer through Stripe once you connect it, with no BuildWell fee on top, or with the Zelle, Venmo or check details you list.
04Should tile labor and tile material be separate lines?
Many remodelers combine them per square foot; others split them so a client who buys their own tile only pays for setting it. The template’s tile lines are labor per square foot, so add the tile itself as a separate line if you’re supplying it.
05How do I show the shower separately from the rest of the room?
Keep the shower lines together: valve rough-in, cement board, waterproofing and wall tile. The client can see what the shower costs on its own, and you can reprice it if they change the tile height or add a niche.
06What payment schedule should a bathroom remodel use?
A common pattern is a deposit at signing, payments at milestones such as rough-in and tile, and the balance at completion. Some states limit how large a deposit a home improvement contract can ask for, so check yours before you set the first payment.
