Value engineering
Value engineering is a review of a project’s design and materials to find ways to lower cost while keeping the function and quality the owner needs.
Value engineering happens most often when bids come in over budget. The contractor or designer looks for alternatives: a different product with the same performance, a simpler detail, a framing layout that uses fewer pieces, standard sizes instead of custom ones.
Good value engineering looks at the life of the building, not just the purchase price. Swapping a durable roof or window for a cheaper one may save money now and cost the owner more in repairs and energy later.
Present VE options as a list, each with the cost difference, what changes, and any trade-off in appearance, durability or warranty. Let the owner choose, and never substitute quietly.
Document approved VE items as changes to the plans or contract, often with a change order that shows a credit. On some public contracts, a contractor who proposes savings after award can share in them; read the contract for that clause.
