Mobilization is moving people, equipment and materials to a job site and setting up to start work, and the cost of doing so.
Before real work begins there’s setup: hauling equipment, getting a dumpster and portable toilet delivered, setting up temporary power and site protection, and putting insurance, bonds and permits in place. Demobilization is the same in reverse at the end.
On commercial and public jobs, mobilization is often its own line on the schedule of values and paid early. Some owners cap it as a share of the contract to prevent front-loading.
On residential jobs, mobilization is usually built into the price or covered by the deposit. If a job needs several trips because the client isn’t ready or another trade is late, remobilizing costs money, and your contract can say how it’s charged.
Price it from real costs: the hours to load, travel and set up, equipment delivery charges and site setup materials. On small jobs, a minimum charge does the same thing. When the client pays for mobilization separately, show it as its own line so it isn’t mistaken for padding.
